The Planning Department now has available a complete draft of the Unified Development Ordinance (UDO). The UDO draft is largely based on suggestions from the Code and Policy Report that was done as part of the Vision Plan. A print quality version of the complete draft can be downloaded here or can be viewed at the link provided at the bottom of the page.
Both the Town’s Comprehensive Plan and Vision Plan acknowledged the need for a substantial overhaul of the Town’s zoning and development ordinances. It is the Town’s desire to establish clear, responsible development regulations with appropriate design criteria that will provide opportunities for innovative and creative approaches to development while supporting an economically viable and sustainable community. The Town’s proposed UDO consolidates all regulations that govern development in the Town of Summerville into one document that will include tables, charts, and graphics to make it more accessible and user-friendly.

Thursday, December 7 - presentations at noon, 4 p.m. and 6 p.m. in Town Council Chambers (3rd floor, 200 S. Main Street)
Monday, December 18 - presentation at 6 p.m., Alston-Bailey Elementary School (820 W. 5th North Street)
Tuesday, December 19 - presentation at 6 p.m., Oakbrook Elementary School (306 Old Fort Drive)
Monday, January 29 - 4:30 to 6:30 p.m. in the Training Room of the Municipal Annex (2nd floor, 200 S. Main Street)
Following each presentation the public will have the opportunity to ask questions and discuss concerns with staff and or/ consultant.
Proposed zoning maps based on the districts identified in the UDO draft can be viewed at the links provided at the bottom of the page. The Existing Zoning Map shows the current zoning for the properties within the Town based on the current zoning ordinance. The Base Zoning Conversion Map shows the zoning for the properties within the Town based on a straight conversion from the current zoning districts to the zoning districts identified in the UDO. The Proposed Zoning Map shows the base conversion to the UDO zoning districts plus some areas in which changes are being proposed based on the Town’s Comprehensive Plan and Vision Plan. The Existing and Proposed Zoning by Area zooms in to certain areas of Town where changes are proposed and shows both the existing zoning and the new proposed zoning.

The Planning Department held the first public workshop on the Unified Development Ordinance on September 1, 2016. The meeting was facilitated by Craig Lewis, with the Stantec Urban Places Group. Stantec will also facilitate the December 2017 workshops.
